MONDO ANTICO

 

The village of Prato is 338 m above sea level, 4 km south of Fivizzano.  This Comune is the largest rural Comune in Italy, which is to the advantage of the purchaser as there is a modern management approach to Comune projects beyond the norm for many rural Communes.

 

Initial meetings with the Mayor of Fivizzano (Sindaco) and senior planning official has resulted in sympathetic support and assistance.  The existing village totals 3000 sqm of existing property for renovation. It would be possible to increase the sqm of potential build substantially on submission of plans sympathetic to the existing period structures in and around the village.

In addition, the Comune are willing to re-route the present single track public surfaced road which would then bypass the village.  Prato would then have private access only.  The Comune is also prepared to install a lighting system for the village.

 

Loris Rossetti the mayor of Fivizzano has just been re-elected for a further 4 years term so favourable official support is assured during the life of this project.   Loris Rossetti is also about to be appointed head of Comunità Montana in the province of Massa Carrara

 

Comunità Montana is a state funded organization controlled on a regional basis with great influence on rural matters both in grant funding and on local political basis, and therefore a very powerful organization to befriend.

     

 

 

THE PROJECT

Initial examination of the total renovation of Prato village indicates a cost of 1000 – 1650 per sqm to bring about quality renovation.  Precise costings and target dates can only be provided after assimilation of the total project requirements of the purchaser.

 

A ‘computo metrico' (estimate of materials and labour) would then be submitted to the purchaser for approval.
